Window Well Flooding on the North Shore: Causes and Fixes

Quick answer: A window well fills because water arrives faster than it can drain out. On the North Shore the usual combination is a downspout discharging nearby, grade that pitches toward the house, and a well drain that is clogged or was never installed. Clay soil makes all three worse, because it does not absorb the surplus.

The call usually comes the morning after a hard storm. Water on the basement floor under a window, a well outside that is full to the sill, and a homeowner who assumes the window failed. The window almost never failed. It was sitting in a small pit that turned into a pond, and basement windows are not designed to hold back standing water for hours.

This guide covers what a window well is supposed to do, what the code requires of it, the four things that make one flood, and the order to fix them in. It is written for Glenview, Wilmette, Winnetka, Evanston, Highland Park, Northbrook, Lake Forest, Deerfield, and the surrounding North Shore communities, where the soil profile is the reason this problem is so common.

What a window well is actually supposed to do

A window well does two jobs. It holds back soil so a below-grade window can still get light and, on an egress window, allow a person to climb out. And it manages the small amount of water that will inevitably land in it.

The second job is the one people forget. A well is a hole in the ground pressed up against your foundation wall. Whatever water collects in it sits directly against the window frame and the wall below. A basement window is weatherproof, not waterproof. It is built to shed rain running down glass, not to resist a column of standing water pushing on it from outside. Give a well a few inches of standing water and it will find the joint between the frame and the concrete.

So the entire design question is simple: where does the water in the well go? If the answer is anything other than "down through a drain to somewhere it can leave," the well is a bathtub waiting for a storm.

What the code requires

The International Residential Code, which North Shore villages adopt in one edition or another, sets the rules for window wells serving emergency escape and rescue openings. Your village enforces a specific edition and may amend it, so confirm locally before planning work.

The dimensions come first. A window well serving an egress opening needs a minimum horizontal area of 9 square feet, with a minimum horizontal projection and width of 36 inches. If the well is deeper than 44 inches, it also needs a permanently affixed ladder or steps that stay usable with the window fully open. Those rungs need an inside width of at least 12 inches, must project at least 3 inches from the wall, and cannot be spaced more than 18 inches apart vertically. The ladder is allowed to encroach up to 6 inches into the required well dimensions.

Then the part that matters for flooding. The code requires window wells to be designed for proper drainage by connecting to the building's foundation drainage system. There is an exception where the foundation sits on well-drained soil or sand and gravel mixtures, the Group I soils in the Unified Soil Classification System.

Read that exception carefully, because it is why this problem is a North Shore specialty. The soils under most of this area are the heavy clays left by the last glaciation, not sand and gravel. They drain slowly and they hold water. The exception was not written for us. In practice that means a window well here should be tied into the footing drain or the interior drain tile system, and a great many older wells simply are not. The four reasons a well floods

1. The drain is clogged, or was never there. Many wells have a vertical pipe in the corner or a gravel bed over a drain connection. Over twenty years that pipe fills with silt, leaf litter, roof grit, and mulch. The well looks the same and drains at a fraction of the rate. Plenty of other wells, especially on houses that were finished later or modified by a previous owner, have no drain connection at all. Gravel in the bottom is not a drain. It is a few gallons of storage.

2. A downspout is discharging next to it. This is the most common single cause, and the most fixable. A roof section sheds a startling volume of water in a hard rain, and a downspout that terminates within a few feet of the foundation delivers all of it to the soil right beside the well. In clay, that water cannot go down, so it goes sideways into the lowest opening available. Extending the downspout ten feet out solves more window well problems than anything else on this list.

3. The grade slopes toward the house. Soil settles over decades, landscaping beds get built up, and the ground around a foundation that once pitched away now pitches back. Once the grade is negative, every rain routes surface water toward the wall and into whatever depression it finds. A window well is the deepest depression on that side of the house. 4. There is no cover. An open well catches rain directly, plus leaves and debris that eventually plug whatever drain exists. A well with no cover has to handle its own rainfall on top of everything arriving through the soil.

What covers do and do not do

Covers get oversold. A good polycarbonate or metal cover keeps direct rainfall, leaves, snow, and small animals out of the well. That reduces the load on the drain and slows the rate at which the drain silts up. It is inexpensive, it is easy, and it is worth doing.

What it does not do is stop subsurface water. If the flooding is being driven by a downspout or negative grade, water is arriving through the soil, under the cover, from the side. Homeowners who install a cover and still find water in the well have usually not found their actual problem yet. The cover was treating the symptom.

One caution on egress wells: a cover on an emergency escape window has to be openable from inside the well without tools, keys, or special knowledge. A screwed-down lid on an egress well is a life safety problem, not a drainage solution.

Fixing it, cheapest first

Work down this list in order. Most North Shore window well problems are solved before step four.

Extend the downspouts. Ten feet from the foundation, discharging onto ground that slopes away. Buried extensions to a pop-up emitter look better and work as well, provided they actually daylight somewhere.

Correct the grade. The standard target is soil falling roughly six inches over the first ten feet away from the wall. Pull mulch and beds back off the foundation, and do not let a landscaping project build a berm that traps water against the house.

Clear or test the well drain. Dig out the gravel in the corner and look for a pipe. Run a hose into the well for several minutes and watch. If the level rises and stays, the drain is blocked or absent, and you now know which problem you have.

Install or reconnect a proper well drain. This means excavating the well and tying a drain line into the footing drain, or coring through the wall to an interior drain tile system that reaches a sump. This is real work, and it is the permanent fix when the water has nowhere to go. It pairs naturally with sump pump and discharge capacity, since everything you route inward eventually has to be pumped back out.

Address the wall itself. If water has been sitting against that window and wall for years, check the wall below it for staining, efflorescence, and cracks before you close everything back up. Water finds the same path repeatedly, and the window well may not be the only place it is getting in. When the window well is telling you something bigger

A flooded well in a single freak storm is a storm story. A well that fills in any moderate rain is a drainage story, and drainage stories rarely stay confined to one window.

Watch for these alongside it. Water appearing at the base of the wall in more than one spot. Seepage at the cove joint where the floor meets the wall. A sump pump that runs constantly during rain and barely at all otherwise. Efflorescence, the white mineral crust, spreading on the wall below grade. Any of those alongside a flooding well says the perimeter drainage system is not doing its job, and the window well is simply the place where the failure is visible. The pattern of water showing up in a basement after rain tells you a great deal about where it is coming from.

None of this is an emergency in the way a bowing wall is. It is a maintenance problem that turns into a repair problem when it is ignored long enough, because water sitting against a foundation wall through twenty Chicago winters does not leave it the way it found it.

Gravel in the bottom of a well is normal and helps water reach the drain, but gravel is not a drain. It stores a small amount of water and nothing more. In clay, a gravel bed with no outlet becomes a bathtub that holds water against the window and the foundation wall until it seeps in.

Is a leaking window well a foundation problem?

Not by itself, but it is often the visible end of one. The same conditions that flood a well, poor grade, downspouts dumping at the wall, and a failed or absent perimeter drain, are the conditions that push water against the foundation everywhere else. Treat it as a signal to look at the whole drainage picture.
